BuildLovers Technology, founded in 2022 in Barcelona by José Manuel Martínez Vázquez and Francisco Moran Prieto, integrates the design, planning, financing, budgeting, and construction of single-family homes into a single, standardized digital workflow.

The founding team identified a structural problem that no one was solving: families facing multiple disconnected providers and total uncertainty regarding costs and timelines when building their homes. 

After validating their model in Spain and Chile, BuildLovers needed the financial boost to accelerate their commercial expansion plan. The answer was ENISA: a €300,000 participatory loan to leverage a €616,000 capital increase. 

The problem BuildLovers solves

The construction of single-family homes, a market valued at €41 billion, remains a process full of barriers and low structural digitalization: only 16 of the 27 EU member states have specific policies to digitize the sector, according to the European Construction Observatory. BuildLovers identified three critical failures in the current market: 

  • Lack of digitalization: The construction sector ranks last in digitalization, with an adoption rate of 1.2%. 
  • SILO syndrome: Design, planning, budgeting, and construction exist as disconnected islands without central coordination. 
  • Uncertainty: 73% of homeowners report feeling completely insecure about their builder's prices and timelines. 

The end result of these inefficiencies: families facing delays of up to 9 months and a 30% cost overrun on their budget. 

The business model

To put an end to cost overruns and customer frustration, BuildLovers is an all-in-one, cost-effective platform that allows users to design their custom home, update their budget in real time, and digitally manage the entire project, generating a steady stream of qualified leads for their network of unified professionals. To achieve this, the BuildLovers team combines proprietary technology (AI-driven parametric design, 3D rendering with virtual reality access, automated budgeting, and supply chain management) with a "Personal Builder" service that supports the client throughout the entire process.

It is the flagship financing line from ENISA, aimed at innovative startups and SMEs at any stage of their project, whether in the creation or growth phase, through participatory loans that require no collateral or personal guarantees.

Beneficiaries:

SMEs as defined by the EU (fewer than 250 employees and less than €50M in turnover), with their registered office and main business activity in Spain, and a business model that provides an innovative element or a distinct competitive advantage. With few exceptions, the financial and real estate sectors are excluded.

Financing:

Between €25,000 and €1,500,000. If the company is less than two years old or does not audit its accounts, the maximum is reduced to €300,000. The amount granted is conditional upon the company's equity, and the financing must be linked to a recent or simultaneous capital contribution of an equal or greater amount.

  • Interest rate: first tranche Euribor +4% or +6%, second tranche up to an additional 6.5% based on profitability.
  • Term: up to 7 years for repayment, with a grace period of up to 5 years.
  • Other: No application deadlines: ENISA does not operate with fixed opening and closing dates; instead, it functions as a continuous financing line throughout the year. The entire process, from application to funds being deposited into your account, typically takes between 2 and 4 months.
